    Should you need finance on your property in Spainor Italy , Blue Sky Homes are able to help you.

    There are two ways of doing this -

    1. Releasing equity in your uk property.

    We are able to source mortgage quotes from an independent broker who specialises in financing property abroad. Through them, we are able to access literally thousands of mortgage schemes currently on offer to get the best deal for you. You will need to provide some information, i.e. income, equity available in your uk home etc and they can work out what is the maximum that you can borrow against your house. It is a simple process and provided that the credit check is clear, you could have the money available in principle to purchase you home in Spain within a few weeks.

    2. Financing your home through a Spanish or Italian Bank

    We are able to offer, through local Banks, upto 70% of the purchase price of your property in Spain (subject to status). Again, you will need to provide proof of earnings – if you are self employed, passport, three years accounts and latest tax statement or if you are employed, passport six months payslips showing that you are able to make the repayments and your P60. Should you purchase a property though Blue Sky Homes, we can arrange the mortgage in Spain for you.

    There are no restrictions on removing your money from Spain provided that all taxes are paid in full.

    The current rate is 18%. This liability may be reduced by effecting certain allowances. when you eventually sell your property, the Spanish Tax Authority will retain 5% of the sale price until they have ascertained that all taxes have been paid.

    This retention will be released to you via your Solicitor once the process has been completion.

    A Spanish Will can be made quickly and inexpensively and signed before a Public Notary without fuss. Your Solicitor can draft your Will for you – our associate office will be happy to make the arrangements for you if required.

    If you do not make a Spanish will, your property may not be disposed of in the manner in which you would have wished.

     
  • legal contracts

    When you decide to purchase a property through Blue Sky Homes, you will be covered by the guarantees provided by Spanish law and within the parameters of European Union rules.You can therefore proceed with the purchase of your property with total legal security.

    A private Purchase Contract (Contrato de Compra-Ventra) will be drawn up between yourself and the Builder/Vendor. When you complete on your property, the official Title Deed will be prepared by the Notary and signed by both the Purchaser and Builder/Vendor at the Notary. Our associate office in Spain will be pleased to accompany you to the Notary.

    When you have completed, you will receive a temporary Title Deed known as the Copia Simple of the Escritura whilst the original Deed is sent to the Spanish Land Registry for inscription in the register. It is then returned to the Notary and then onto you. Should you wish to resell the property in the meantime, the Copia Simple will enable you to do so.
